avoid LK-Royal, the standard rooms are total crap.

First thing they says to me when I walk into the PBR yesterday, they says, "Welcome back.  You remember last time?"  

I says, "Well, I remember a thing or two, perhaps, why?"

"You remember check-ow?  You hurry..."

"Leetle beet," I says.  (I speak some Thai)

"You not get deposit back for hot water heater."

... and they proceeded to hand over 500 baht, my deposit from my last visit.  I had totally forgotten.  But I won't forget that.

That's one for the PBR...

The intangibles are good at the PBR.

They waived the late checkout fee for me once without me asking.

Dr Kim runs a good operation and the staff is friendly.

Just a note about that map, LK Pavillion is less than a minute walk from both Pattaya Tai and 3rd Road. The map makes it look like a much further walk especially from Pattaya Tai.

It may look further on the map to the both Roads but I can confirm what PD says, both are reachable within "pissing" distance

LK Metro is a nice place, a good buy for your baht. No problems bringing LBs back and close enough to everything.

thanks PD and SirDave, but el Kahuna is correct. last trip the LB's were breaking their heels by the time they got from 2nd road to Metropole. wanted to know why i not stay Renaissance same as last time. even an extra 200' can force another 7/11 stop-over. but i'll wander up to Pavilion to have a look anyway. if i decide to hide out while still in pattaya i'm guessing once i "disappear" from soi diana, no LB will ever find me there.

prob wih pavillion is that is easy to get anywhere but difficut to get back home via baht bus.

august suites is easy to get back home by baht bus from just about anywhere

Am I correct in assuming that the best rates lately will be found by walking in without luggage and inquiring at the desk? I'm usually very organized and love to have my hotel decided and booked via internet a couple of months in advance. Which will get me the better rates? I'm going to be in Patts Jan 22-Feb 10 2011.

It would be great to see some updated overviews of the following hotels with lists of amenities, good features, challenges, and "walk in rates" posted for each. I'll make a meager stab at it here. Would be great if folks with additional info would cut/copy/paste this into any new posts with additions and updates.

Some of the info I've tried to provide includes:

1. Best rates I see quoted in this thread. If anyone has new updates on these it would be great to get them. I only looked back as far as Jan 2009 (page 19) as I figured anything before that was likely too far out of date.

2. TripAdvisor.com user ratings (noted as either  "TrAdv #_/26 Specialty Lodging" or "TrAdv #__/245" for hotels) which indicates where it was voted by users of Trip Advisor out of 245 hotels rated in Pattaya. The LOWER the number, the better.

3. Features/benefits of each in parentheses.

I've listed them in order by their TripAdvisor rankings.

I stayed at Tim Boutique based on Trip Advisor reviews and was not happy there. Felt nickel and dime'd and just didn't like the feel of the place.

Try Agoda - sometimes they have rates that are better than walk in. They also have reviews of the hotels that can be a very useful guide.

I would avoid any hotel on soi 7 or 8 , like flipper
