Have a look in person when you arrive and spend a few days looking around.
Currently there are a boatload of new hotels and apartments being built or just completed.
Not only are there many many new places to pick from, those that are just a year or two old will have lots of opening that time of year.
I have seen so many quality new places meeting all your specs for less than 200 USD a month.

Well, if you don't dilly-dally on the way......... then you can make WS in about 12mins.
Interesting walk back at night, many food vendors near the Wat so you never know who you'll find eating there.
When you find somewhere you might be interested in don't forget to drop by at different times of day/night to check it out.
Wouldn't you just hate to find out there's a karaoke stall running til the wee hours or hundreds of bikes passing by at 3am?
Not forgetting the noisy party animals over the street with loud music and shouting til 4am...
Then there's the mobile stalls passing by at 7am shouting over their loudspeakers...
The worst place I ever stayed at had the trash taken away at about 4am from the hotel across the street, and the guys/girls working the trashcart would noisily sort out all the glass that the tourists threw away.

I looked at lots of places on my last trip and Up 2 U was by far the best value. But it's on a dirt road and I only visited in the daytime.
Found out afterwards that the soi dogs are agressive at night, a dealkiller for me.
nothing that a little pepper spray or mace can't handle.......but then what if you forget and think it is deoderant or aftershave and give yourself a shot....
