Posted this on the Tycoon thread but might be better here...

I spent several months at the Keerati on the corner of Soi LK and Soi Diana...a fairly good location...Large studio units with different configurations...with large tiled bathrooms, balconies and small kitchens...But no elevator...Cleaning and linen service every other day...And you can use the pool and whatever at the LK Metro next door...These days you should be able to get in around 20K a month...At least according to their location ad...It's a favorite of many BMs here...Tel 038-416-234

Edit: No in-room safe but boxes at reception and DSL that usually worked just fine for me...

        (tapioca @ Jun. 23 2010,18:40) Hello Stewart,

I had stayed in Pattaya many times, and found an excellent place that would fit your needs.  The location is on the beach road at the corner of soi 1, right on the baht bus route, and across the street from the beach.  I will give you the contact: K Silvia 087-138-4556.  Give her a call and I think you will be pleased.

Stewart, the lady I referred you to is an independent agent who manages several privately owned condos. As far as I know, she has no website. If you give her a call, she can tell you what she has available and the rates. The condos I am most familiar with are located on the top floors of Markland on soi1 and beach road, over looking the beach there. They are renovated and very nice.

thanks for the link horney, but that 'discount' for monthly rate is pretty minimal isn't it? or are those rates just starting points? just curious. i know when i check out LK properties online their listed rates are *way* higher than my experience has shown me. i'm beginning to think walk-in, even on monthly rentals, beats advance booking. but...
would love to see more links to similarly unknown (to me at least), LB-friendly places in pattaya.

Just stayed 4 nights in the August Suites, at 1400 baht a night it was the best value hotel I have stayed in Pattaya.

Excellent rooms, large bathrooms, good pool and great staff.

Dont know address but turn right at lights on 2nd road just past Soi 8, about 100 meters on the left.

Worth checking out even if its a bit of a mission to get to walking street

Also check out new Lb called Noon at So What Bar, crap english but going to be Hot, Hot.

Monthly rates seem to vary between 35% and 100% of 30 times the daily rate.  Some places that are great daily deals are not good monthly deals or vice versa.

I have gotten good rates by walking in without luggage and checking out rooms.   There are lots of vacancies everywhere right now, no need to prebook.

                        http://www.augustsuites.com

August Suites looks nice but there web page doesn't even show anything close to 1400 Baht a night and no monthly rates.

I guess the walk-in approach might be the best. Stay a few nights in a decent hotel and then start checking out all the options. I just hate unpacking/repacking etc.

I suggest u email them and say a friend of yours stayed there for 1300 and is that rate available for your stay?
