LITA'S Bar

I'd heard rumours over the last couple of days that Litas Bar was closed 100% as opposesd to being open a bit. Ive just had a long chat with Lita on the phone.
She confirms that the bar is now closed 100%. She is now staying in Bangkok with her family and looking at another LB venture, though not in Pattaya or Bangers.
She tells me that sadly, she and Karl are no longer an item.
The bar continues to be up for sale. I have her permission to tell a few things about its profitability. I have to say that, I think the bar is a potential goldmine and I nearly bought it last week. I was disuaded, only by lack of time and recent poor health.
The bar is rented at Bt25,000 a month. It has over 2 years of its 3 year lease to run. Options to renew and landlord is an Englishman. Key money is paid up already till the end of the lease.
It has 3 very fine short time rooms. One is small- all have aircon and bathroom facilities. This makes it a popular place for the LBs on Walking St to bring their short time customers. When Litas was partially open, there were aroud 10 - 15 users of the ST rooms a night- thats an income of Bt3500 - Bt 5250 per day or Bt 105000 - Bt157000 a month before even selling a beer .
When she has her own girls then ST room usage increases and there is Bar fine income and drinks on top. Lita tells me that she rarely MADE less than Bt 200,000 a month when properly open.
She is asking around 1 million Baht but she is flexible and open to a deal.
Now all this sounds a bit to good to be true and like any business in Thailand, it all needs to be checked out thoroughly.

Landlord is an Englishman - but Farang's cannot own property.
I expect it is his "wife" who actually owns the property - unless the "Englishman" is the current tenant and sub leasing.
Certainly a good location but I think it was Karl who made the place hum! Audibly anyway!

1 million Baht is about as cheap a bar as you will find. Many of the larger agogos change hands for many, many millions.
Information posted here about her bar was done at the request of and with permission of Lita. Not that she knows much - she's only Thai and a successful bar owner. What would she know? Compared to you that is!
I'll just go and count her brain cells then!
