as far my biz is concerned, i cant be taking any LBs out of guess for a walk down soi 4 silom, too many people to be recognized by for me...! unless she got a licesnse to make the 2nd and 3d floor a st hotel, ....

Easy walk from Sukhumvit to the bars and most important no other LB bars.  Unless the rents are out of sight then this is the place to be.  I for one believe that the location of Guess Bar, away from the hassle of Nana, made it a great place to check out.  That made it unique and very popular with the guys and I believe that this should be a prime consideration for the next location.

This makes a lot of sense. Prince of Wales bar in Washington Square is available. Nice big bar, seating area and pool room. Also has rooms upstairs. Never done enough business to make it have a big profit so it would go at a good price. Check it out!

I have heard from a veteran expat that e.g. Silver Dollar Bill in this area and all other bars are rented out by ONE owner and apparently the rent is up within a year or two and unlikely to be renewed.

Excellent location, yet, definitely make sure above isn't the case...

Sorry to hear about this, but it is not in the least surprising as it is prime location for a hotel, condos or offices etc.

I think at the moment any old(ish) building such as that in such a prime location is going to be the target of investors.

If you go to Patpong you could lose a lot of the resident clientele you had, but you might make up for it in tourist trade, bar hoppers and the curious etc.

Update on the latest situation. Jay has found another location and her offer has been verbally accepted, pending contracts being signed on Monday. until the contracts are signed, cant disclose the exact location for obvious commercial reasons, however the location is SUPERB - central yet discrete, it will be a nice bar once its been refurbished and the theme will remain the same as current Guess bar style. Its likely that the bar will be open from 1st Dec so basically no change to normal business. In the first week, lots of interior work will be undertaken during the daytime, so the smell of freshly painted walls may be around. ST rooms are a very discrete jump away and within the same facility. The ST rooms are extremely nice and better even than those above Guess bar currently. Size wise its slightly smaller than the current enlarged Guess bar buts its bigger than the original Guess bar before the extension if that makes any sense

All of the current staff will be moving to the new location as its extremely close to all the action on Sukhumvit.

More as things get firmed up contract wise.
