Sorry to hear the sad news especially as I have never stepped foot in Guess bar and was hoping to in February.
Since Jay€™s lease expires next month I thought the building owner was quite fair in his compensation to Jay. Though I don€™t know if that will cover recent expansion costs.
But you also said the sale will close on the December 1 and you don€™t know what will happen to the building. So I take the place will not get pulled down straight away. But is all business in the building going to cease?
Don€™t know if I missed something but why can€™t the tenants make new agreements with the new owner for a month by month agreement till they know what is going to happen to the building and or told to get out.
Even in Bangkok business circles they would give another months notice (previous Soi 10 bar complex demolition debacle aside). I€™m sure building permits are not issued instantly. Plus construction tenders are not decided overnight either.
If this could be achieved she could still be there for who knows how long. In that time she could really start looking around for a permanent home with a real lease or freehold rather than interim place without all the pressure to get the deal done quickly.

No disrespect intended but you are trying to apply western logic to Thai thinking.
I don't have that much experience myself.
But the fact that the building owner has enough respect for Jay that he went to see her and say get out in person should be all the prompting she needs.
Remember she is a ladyboy so despite the tolerance of Thai society she is still only about a third class citizen.
What could happen is the building will come down on the 1st December. Being Thailand equally what could happen is that it will sit empty for the next 10 years! TIT
As Mardhi says at least she will get a chance to remove most or even all of the fittings and save herself some money that way.
RR.Pedants rule, OK. Or more precisely, exhibit certain of the conventional trappings of leadership.

Damn...every time I take a short trip to Pattaya I return to sad news...
But perhaps not so sad in this instance...Change is always difficult, but more than
often everything works out in the end...
I may be the anomaly...I heve been in Thailand almost two months this trip
and I've been to Obsessions, Cascades and Temptations a total of two times,
and Casanova once...
But I couldn't count how many times I've been to Guess...And I'll likely be there
this evening...
So you can tell Jay that at least this old fool will travel to wherever to enjoy the
bar and the special Guess Bar Ambience...
Moreover, I have a feeling that Jay knows considerable more about Bangkok locals
and the Thai ladyboy bar business ways than any of us...So I would wager Jay and the

No disrespect taken. Yes I am looking at it logically as Jay appears to be a good tenant. And also because it has not been made clear what will happen after December 1st. If the new owners decide to lock up the whole building at this date and not keep it running as a rental concern for whatever reasons and I am sure they would have good reasons too, then fine what I said earlier is irrelevant.
But if the new owners keep it going as rental property then why can€™t Guess keep trading till Jay finds a new home? Why rush to get out?

Thats a good question and the answer is not known what will happen to the building after its acquired. However the sale is conditional on it being free of any liens or contracts still in place. Seems like the new owner is keeping his cards pretty close to his chest - maybe he plans on gutting it and re-doing it? Personally, I would think if the building was done nicer inside it could attract better tenants and rent, but the proof so far has been its considered a commercial failure as its the wrong side of Sukhumvit Rd with no reason/draw to go there for most people.
Either way its academic as Jays contract lapses mid November and current owner is not in a position to renew and new owner is not inclined to renew hence the need to move.

There is a new opening in NEP as The Big Mango just closed its doors.
Sukhumvit, Soi 11 is a popular neighborhood and the home of The Bed and The QBar.
Soi 11/1 might be a good compromise. The Hair Design has closed and it had a bar next door and massage rooms upstairs.
Sukhumvit, Soi 7/1 has become very popular in the last couple of years and gets a lot of traffic.
Sukhumvit, Soi 5 or Soi 7, both would be good locations.
How about Sukhuvmit Soi 6? Another good location.
Just a few ideas.

All good things must come to an end, especially in Bangkok. The after hours roof bar on that building was the only place to be after 2 AM while it was open, which wasn't long...
As for Guess, Silom Soi 4 would be OK if it has to be down in that area, but please not Patpong Soi 1 ! sitting in KC3 at times is like sitting in the monkey cage at the zoo...gawkers paradise..prince o. darkness

a few things to consider...
THE CULT FOLLOWING: guess clientelle are a cult following, so the bar doesnt have to be smack dab in the middle of an overpriced tract of nightlife real estate... could be just outside or around the corner from said area... this will save money and avoid drunk tourists from stumbling accidently and screaming at the girls "hah!! you're a man!!! ha!'
PATPONG: while the silom are is good for myself, but i visit guess less then most of you, who seem to be in suk area... so...
SOI COWBOY: many is the time ive been at cowboy for my gg fix, but then the alcohol truth serum settles in and i'm LB ready, but have to hop over to nana in a cab. irritating. cowboy has no LB competition, is central suk, near skytrain and subway.. the way to save money is to go just around the corner from cowboy or save money by doing a second floor venture...remember: cult following.
SHORT-TIME HOTELS: one of the keys for me at guess was the st rooms upstairs, as i'm in a need for more discretion with my LB sex adventures. many of us cant be seen with working girls whetehr gg or lb, so to be able to hop upstairs privately is a must. this is the MOST IMPORTANT consideration for me and i assume many others, MORE SO than silom vs. suk.
NOT THE END: guys this is not the end... just the beginning of a new chapter of guess. just like you have moved house or changed office.. just a new address. of course it will still be a unique place whetehr silom or sukhumwit. best of luck.
