    Sukhumvit Soi 8 or Soi 10 ?

    Certainly dont need street Frontage , that has been proven so a 2nd or 3 rd Floor area perhaps ?

    Not sure of the chances of something being available without stupid Key money up front , but lets hope so

        Seriously though I don't think a move to Patpong would hurt business at all as you would get the passing tourist hourde however I would say that nowhere near as many forum members would be going in that location.

        The beauty of the current location for many people was that it was only a short walk to Nana so after meeting up with friends for a few beers and see whats on offer you could always head over to Nana or after grabbing someone from Nana you could go to Guess to relax.

        Anyway good luck to Jay and all I can say about the owner is

          Damn shame~~~

          I loved the location~~

          At least i get to say goodbye next month when i drop in~~


          Its hard to imagine a better location than the current place...

          I loved it for many reasons


          Never been to patpong on any of my 6 trips to thai...

          But if it's where you can maximize your income & lower the expense.... then makes 100% business logic to go there

          Just dont loose the feel & vibe the current location has...

          And i guess for me, one reason i liked Guess was that you could take a lady from the bar without the usual eyeballing from the masses.....

          I know to many it doesn't bother them, but the discretion offered by the current location was very appealing.

          ps. maybe you should have a poll on possible locations...

          for example

          1) patpong
          2) sukhumvit (1-15)
          3) sukumvit (16-35)
          4) etc

          And just see what numbers come thru...

            Jeez, Marhdi thats a tough call. One month's notice is really hard to handle, especially after all the hard work put in.

            As I live across from Patpong, it would be convenient for me, but thats not the point as there is a real lack of tourist trade right now. Sure the Skytrain operates to Saladaeng OK, but its just a small area compared to Sukhumvit. On the good news side, there is a recently refurbed hotel called Pavilion Place on Patpong 2 ( near the Pink Panther) which is very good now. I think members would be happy with price and facilities.

            In any event, I am very sorry to hear the news and despite being in Pattaya for a few more weeks I hope to catch up with you all before Guess closes. Just keep in touch, you have my moby

              I don't know the BKK real estate that well (I no nothing about it to be fair), but has Jay thought about further down Soi 4, there seems to be new bars opening up there every time I go to thailand.

              I think everyone here would love for Guess to stay close to Nana but at the end of the day it's Jay's bar and it's up to here to decide where she wants to go to. Where ever it ends up I'll be sure to pop in at least once a trip, but if it's going to be in Patpong, I won't do the usual and be in there everynight I'm in Thailand. I'm sure Jay will land on her feet. She's a smart girl.

                Sukhumvit Soi 8 or Soi 10 ?
                Soi 8 would be a great spot- not too many tourists and handy to get to from nana+dg..

                the idea of Patpong isn't too appealing- loads of the pissed up sandal brigade from the ko san rd and those middle class 'risque' couples
                bollocks to that

                  She is looking at a couple of options in Soi 4 but nothing jumps off the page as being perfect. Ziggy's comment about Nana Plaza 2 being built is I suspect going to turn into some kind of office or condo building - centrally ducted aircon in a bar would be a first that I am aware off and I am in the property business. Furthermore, if it was going to be a bar complex - they should have done their homework first - its bang across the street from 2 schools - absolute no no in terms of new drink licences being issued within 100m of a school entrance. Off course, the landlord of the building wont be telling prospective buyers that little snippet but its already on the law books. Probably can get around it for a ongoing 'contribution' over and above the normal

                  The couple of places under consideration in soi 4 are around the Rajah hotel however some of the money being talked about is totally crazy. Time will tell as she learns more.

                    Damn this is shock news, i think i am like the rest of the guys here and found its current location almost perfect but wherever the bar moves to i will be there to support Jay and her staff in keeping guess bar the best bar in bkk. Just hope the move doesn't change the atmosphere that exists in the bar just now but only time will tell.

Her first reaction was "what can I do to make sure all my staff can eat" - nothing about her own income drying up or what she has invested but a total focus just on her staff.

                      To Jay at least, this is as much about looking after her team than making money for herself. Cant say I have seen that attitude from many bar owners in Thailand.
                      This is just a blip in the journey of life and not a major blow.
                      Jay sounds like a hell of a lady, what a great attitude after such news. After hearing so much about the Guess bar my commiserations, still will be looking forward to visiting next weekend

                          .......so much for lease contracts and a lot of notice for tenants If Patpong turns out to be the next home for Guess, from my limited walks around that area, I'm sure the Guess business will be strong and the staff kept busy. The customer base demographics will probably change.....if nothing else, Thais seem very resilient and not too hung up on real long term planning(destiny will take care of that). I'm sure Jay will continue to be successful...maybe even more so. I enjoyed my April/May days in Guess and will certainly visit the new location. Maybe it will even get me to leave the "comfort zone" of Sukhumvit and expand my knowledge of the other haunts in BKK.
                          ....so,  you're really a guy?..............

                                Really sad to hear this. Guess was the best place to go and relax and shoot the breeze after the madness of Nana. It will be sorely missed.

                                Patpong would be ok, we would all find our way there! but how about up near soi 22 or even near the Cowboy area? dont know about the leases/costs etc, but there seems to be small bar areas around there.
