This Bangkok Commercial Building has a prime location in Sukhumvit. The developer is seeking an investment of 6,500,000 baht to gain 20 percent of the shares, to bring the project to completion. At present the building is 75 percent finished, and is already home to a 14 room guesthouse and a 700 square metre restaurant and nightclub. Projections indicate that the investor will see a 100 percent return on his or her investment after three years.

The target date for completion is June 2008, and there will then be an additional 1,400 square metres to lease out. Likely tenants have been identified so far as an upscale bar and restaurant, a spa and a coffee shop. The restaurant and nightclub opened around five months ago on the fourth floor of the building, and has been very successful to date, attracting high end clientele. Total floor space on completion will be 2,800 square metres, with the building being visible from over 30 high rise hotels and office buildings, all within 15 minutes walk. (BKK13279)

Anybody who talks of that kind of return is dreaming. It aint going to happen - just ask the previous owner of the building about getting rents paid at all, let alone on time

Sounds totally unreal. With 6.5 mils. nowadays in Sukhumvit Rd. you barely buy a 150 sq.mt flat in a good building.

yes, Mardhi is describing the old building where Guess Bar used to be. Went by it on the bus a couple of times on the way back from Pantip Plaza to my hotel. Haven't ventured in for a look, but I doubt it will be as easy to make $$$$ as the advertisements claim!

I had a chuckle at the restaurant and nightclub on the 4 th floor.
Before it was closed about a year ago it was possibly the only place at Nana where you could get a drink after the then 1 am. closing time.
(Rumour had it that there was a police sargeant from Lumpini Station involved in it)
Even then it was not exactly jumping.    


Anyone managed to have a look-see as to what happened to the Guess Bar area?
