mardhi,
i owe you a beer for that clear breakdown, thanks.
but one more question: assuming one were to proceed with the 2,500,000thb purchase, how long would it take for that money to become a home? construction here in the states for such a project could easily run a year, depending on the 'permit' situation maybe double that.
how does the timeframe work in thailand between signature and move-in? any 'general' rules? thanks again.

It is not an easy to do thing - huge differences in buyer expectation of what they 'picture' to what the builder has in mind despite you both looking at the same set of plans. There is a lot to be said for buying a ready made house even if its not perfect.
Cheers
Mardhi
